Brf Spanjoletten is a residential block in Gothenburg, combining new construction with the renovation of an existing building.

The site was formerly a factory, Fixfabriken, whose headquarters have been preserved and transformed into homes and a restaurant. The project offers a diverse range of housing, from townhouses to spacious apartments and the factory’s brick architecture has inspired the entire design.

Certified with Miljöbyggnad Silver, the block has a high sustainability class and features energy-efficient solutions like solar panels and electric vehicle charging. In the preserved section all bricks were carefully dismantled, tested, and reused to meet sustainability requirements.

The Spanjoletten project is rooted in the area’s industrial history, linking to Klippan’s 19th-century brick buildings. The project, as of the old factory area, wanted to embody a rich and joyful masonry work, reinterpreted in a contemporary way. Varying building heights within the block, framed by solid gables, create spaces almost like interior rooms.

This inspired the idea of brick-patterned gable “wallpapers,” precisely aligned with the roof angles. This was both a challenge and a key design element. Thoughtful brick detailing like entrances, window niches, sun benches, brick seating, and polished brick floors tie the architecture together and create a warm, vibrant living environment.
